What is Affordability Premium?
It’s the difference between the average resident's max affordable home price and the area’s actual median home price.
If it's negative, homes cost more than locals can afford. If it's positive, they’re within reach.
Example:
ZIP 94002 has a median home price of $2.08M, but average residents can only afford ~$870K — a shortfall of over $1.2M.
How We Calculate Affordability
We combine income and housing data to compute affordability at the ZIP level:
Income data is used to calculate the maximum mortgage/home price an average household could afford
We compare that with real-time median home prices in the ZIP
The result is expressed as both a dollar gap (“Affordability Premium”) and a percentage
Final verdicts (like “Unaffordable”) are based on how far the gap deviates from the U.S. average
